Buying a riad in the Medina or a villa in the Palmeraie is exciting, but traditional buildings can hide costly structural problems. Before signing, ask an engineer to inspect the property. Our report tells you what is sound, what needs work and roughly what it may cost.

What we check

• Cracks in walls, columns, beams and slabs, and whether they are active.
• Traditional rammed-earth or old brick walls and shared party walls.
• Timber ceilings: rot, insects, sagging.
• Rising damp and roof terrace waterproofing.
• Floors or rooms added later without engineering.
• Rooftop pools and jacuzzis: can the structure carry the load?
• Signs of damage from the 2023 earthquake.
• Consistency between the building and the official permits.

What you receive

A clear written report in English with photos, our findings, the level of risk, recommended repairs or strengthening, and an indicative budget you can use to negotiate the price. If the building is sound, we can issue a stability certificate.
